A Licensed ADU Builder Serving Van Nuys

Near the G Line station, predominantly multifamily housing north of the line gives way to predominantly single-family housing to the south. That distinction shapes which ADU options we investigate, along with access and utility connections. Properties within the local historic preservation overlay zone also require exterior design review. We check the parcel’s housing type and historic-district status before developing a backyard layout or garage-conversion plan.

Design, engineering and permit submissions stay coordinated through LADBS review, including correction responses and City Planning clearance where historic-district review applies. During construction, we coordinate specialty trades and inspections under the same contract. We hold California contractor license #1074505. Our ADU construction process connects these phases so homeowners have one point of contact from planning through final inspection.

Where we build

ADU Construction Across Van Nuys

From design and permits to construction and final inspection, IBA Builders serves homeowners throughout the city and the surrounding Los Angeles County area — including these neighborhoods:

  • Van Nuys Central Business District
  • Van Nuys Civic Center
Step 01

Check the Parcel Before Choosing a Layout

We check zoning, setbacks, coverage, access and utility needs against the actual parcel and proposed ADU. For properties near the central business district, we also screen for the community design overlay and streetscape-plan boundaries before settling on the site layout.

Step 02

Design Around Drainage and Existing Conditions

The county flood study identifies shallow flooding near Victory Boulevard and Hayvenhurst Avenue, so properties in that vicinity warrant careful review of finished-floor elevations, grading and runoff routing. We coordinate those site considerations with the ADU layout and engineering rather than choosing a floor plan before reviewing the property.

Step 03

Coordinate Planning Clearance and LADBS Review

IBA Builders team on site

LADBS reviews plans for new buildings, additions, structural alterations and changes of use; we prepare the ADU submission and coordinate responses to plan-check corrections. If the parcel lies within the historic district, we address the additional exterior-design review with City Planning before permit issuance; the city’s historic-district review guidance also covers some exterior work that does not require a building permit.

Step 04

Build Through Final Inspection

Completed ADU on a residential lot

We coordinate construction, specialty trades and LADBS inspections around the approved plans, carrying corrections through to final inspection. Where the project needs new or modified LADWP service, we track that request separately from the building permit so utility coordination stays part of the construction plan.

ADU FAQs for Van Nuys Homeowners

What affects the cost in Van Nuys

An ADU budget in Van Nuys starts with the proposed scope and the condition of what is already on the property. A garage conversion calls for an assessment of the existing structure; a detached unit requires planning for its footprint, access and utility routes. Our guide to detached ADUs and garage conversions can help frame that choice.

Kitchen cabinetry, bathroom finishes, engineering, permits and construction access also affect the estimate. Historic-district review or drainage concerns in the identified flood-study vicinity can change the work required. Request a free on-site estimate at (310) 490-3414 so we can discuss those conditions and develop a written scope and price.

How does historic-district status affect a backyard ADU?

Inside the local historic preservation overlay zone, exterior work—including new construction, additions and landscaping—receives additional historic-district review. We check that status before finalizing the ADU’s exterior and site layout, then coordinate the required City Planning clearance with the LADBS permit process. Bring any previous planning approvals to the site assessment.

Should I convert my garage or build a detached ADU?

We start with the garage’s condition, the available yard area, construction access and utility routes. Near the G Line station, the mix of single-family and multifamily properties also makes the existing property type an important starting point. We compare the proposed scopes after reviewing the parcel rather than assuming either option will fit.

Does the building permit take care of electrical service changes?

LADWP has a separate request process for installing, upgrading, relocating or modifying electrical services and meters. We review the proposed ADU’s utility needs during planning and coordinate the applicable requests alongside permitting. Homeowners should include existing service information and any planned changes to the main home in that discussion.

Can you include remodeling of the main house in the project?

We also handle home remodeling, kitchen and bathroom remodeling, room additions and custom home construction. If your ADU plans include work on the main house, we define both scopes before developing the permit sequence. For a property within the historic district, exterior remodeling and additions also need the additional design-review step.
